Downtown should be an exciting place to go or live. It remains an important indicator of any city’s health.

For the past 20 years, the Pittsburgh Downtown Partnership has worked to revitalize Downtown and will call attention to its progress with eight days of activities called “Celebrate Downtown” from July 14 to 21.

New this year to the annual Celebrate Downtown attractions are Dining Around, sampling food and drink at some of the city’s most highly regarded restaurants; All Access Pittsburgh, a series of tours; and Open Streets, which will create space for people to enjoy part of Downtown free of cars, buses and trucks.

The creation of the Cultural District and revitalization of Market Square are only part of the changes Downtown. More than 12,000 people live Downtown now, with more than 2,000 new apartments coming.

Glassboro’s Downtown Tries Again For Revitalization

In Glassboro’s historic downtown, the story of one building chronicles the district’s past – and, perhaps, its future.

A colorful storefront at 11 E. High St. that now houses an artsy glass business previously held a short-lived studio and art gallery, a locally owned coffee shop, and, as far back as the mid-1900s, a neighborhood grocery store that was reportedly the first in the town to sell frozen food.

Once thriving and serving the everyday needs of nearby residents, this downtown district is the subject of a revitalization campaign as borough officials try to build on the success of nearby Rowan University and create a vibrant arts community.

A blacktop connection, Rowan Boulevard, which is a new roadway and $300 million redevelopment project, broke ground in 2009. But a vacant lot between the boulevard and the longtime downtown area – described by one person as the “gray area” between the old and new – testifies to the work still to be done.

In Downtown Scranton Residential Boom, No Sign Of Slowing

Picture 062Four years ago, there was no residential life along the unit block of Franklin Avenue. By the end of this year, more than 55 apartments could be located along Franklin, between Lackawanna Avenue and Spruce Street.

“It’s about quality of living,” former Mayor Chris Doherty said earlier this month before he left office. “I said from the beginning, fail or success, we will go after downtown living.”

Scranton building contractor and redeveloper Art Russo bought into Mr. Doherty’s concept and his latest downtown project is one of his largest.

He is constructing 21 apartments on the three upper floors at the Bittenbender Building, a four-story, 48,000-square-foot structure at 126-132 Franklin. A sports bar, seafood restaurant and speakeasy-themed jazz club will occupy the 9,000-square-foot first floor.

You Know, Downtown Pittsburgh Life Can Be Quite Sweet

I was a downtown Pittsburgh resident for the month of Buctober and Ducktober.

A bit of an explanation first: In August, I entered an online contest sponsored by Imagine Pittsburgh, an initiative of the Allegheny Conference on Community Development, designed to drum up interest in living in the Golden Triangle. The prize: One month in Millcraft Investment’s River Vue apartment building, the old state office building.

And my room had quite the view, overlooking Point State Park and a spectacular vista including Mt. Washington, and our three rivers. I liked River Vue, which bills itself as luxury apartment living — a lot. It’s quiet, the residents are friendly, and it’s in a great location.

Downtown living was a big change for me. Even though I’ve worked at the Trib on the North Side for more than 31⁄2 years, I’ve always been a suburbanite and have owned a house in Beaver County for more than nine years. I’ve never lived in a big-city, downtown setting.

Downtown Pittsburgh Building Boom Shows No Signs Of Letting Up

The development boom in the city center is showing no signs of abating.

Whether it’s in urban living, where three-quarters of the residents are relative newcomers, or light-rail transit usage, which saw an increase last year thanks to the new North Shore Connector, or reports of yet another hotel in the works, Downtown’s fortunes continue to be on the rise.

At least that appears to be the case based on a new Pittsburgh Downtown Partnership report measuring economic activity in and around the Golden Triangle last year.  The “State of Downtown Pittsburgh 2013” details a number of encouraging trends, from the widely reported bump in residential and office space demand to an increase in the number of building permits issued for improvements last year.

Overall, the partnership counted 60 projects totaling more than $2.2 billion that have been announced or are under construction in the city’s core and fringes, including the 33-story, $400 million Tower at PNC Plaza on Wood Street, which is scheduled to open in the summer of 2015.

Quakertown Takes The “Rebranding” Plunge

The next town in my series of redevelopment success stories in Quakertown, PA.  Pottstown area residents are all familiar with Quakertown.  We even share Route 663. 

Quakertown has benefited over the years, to some degree, by their proximity to the big cities in the Lehigh Valley.  They are part of suburbia on heavily traveled Route 309.  What many people think of when they get a visual of Quakertown is the “Big Box” sprawl on 309.  However, there is more to Quakertown.

Quakertown Borough is 2.0 square miles and contained 8,931 residents according to the 2000 census.  A 2009 estimate put the population of the borough at 8,672.  The estimated median income for Quakertown in 2008 was $53,340.  The 2008 estimated per capita income was $27,000.  The City-data crime index for Quakertown in 2009 was 258.0, which is considered low.

This all sounds rather idyllic.  Why not roll with it?  However, the status quo was not good enough for Quakertown officials who felt they needed to get people excited about their downtown and what it has to offer.  Honestly, I never thought there was much more to Quakertown than Route 309, if the truth be told.  So now I am excited too!

Quakertown has come up with the all important “tag line” which is “Explore The Possibilities”.  Kind of peeks your interest further, doesn’t it!  I enjoy exploring!  Now I feel the urge to drive up to Quakertown and venture into their downtown to “explore” the possibilities!  Local officials want to make Quakertown a destination.  To that end, they hired Delta Development Group of Mechanicsburg, PA to help lead them to the promised land of redevelopment.  In addition, Quakertown has hired Marketing Solutions of Quakertown to help them identify and market their borough.

The $64,000 question:  What kind of destination does Quakertown want to be?  The winning answer is recreation, culture, shopping and dining.  To that end a logo was carefully crafted incorporating these elements.  Because Quakertown is strategically located on the edge of the Lehigh and Delaware valleys, they are marketing themselves in both areas.

Quakertown was once a manufacturing and commercial center.  With the decline of industry, Quakertown is now a bedroom community and regional shopping destination.  Quakertown has decided to work with the assets they have and improve upon them.  Instead of crying over what once was, they are embracing what is.
