The Housing Counseling Program provides free classes and individual counseling helping more than 9,500 potential first-time homebuyers and homeowners. Monthly classes focus on topics not taught in regular school including understanding credit, credit repair, money management, saving plans, grant programs and understanding the home buying process including selecting a realtor and finding the best mortgage.

Genesis Housing Corporation is a certified U.S. Department of Housing and Urban Development (HUD) Housing Counseling Agency. Genesis Housing Corporation is also an approved Counseling Agency for FannieMae and PA Housing Finance Agency (PHFA). Providing HUD and PHFA approved counseling allows a qualified applicant to participate in special bank programs and the state programs which can often benefit home buyers. Genesis Housing Corporation is also an approved agency for housing counseling grant programs including the Montgomery County First-time Home Buyers Program, Norristown’s First-time Home Buyers Program and Federal Home Loan Bank’s First Front Door Program. These programs allow more families to become homebuyers by reducing the amount of savings required for down payments and closing costs.

Genesis Housing offers monthly classes in Norristown. Classes are offered in other Montgomery County locations several times per year. Classes are free but registration is required.

Officials Hold Ribbon Cutting Ceremony In Norristown For 24 Townhouses At Arbor Mews

NORRISTOWN, PA – The ribbon-cutting ceremony was a casual affair at the 24-unit Arbor Mews townhouse project Thursday on DeKalb Street.

Nine of the 24 townhouses have been sold and two more are under deposit, said Sarah Peck, the president of Progressive Housing Ventures.

“We will have purchase settlements twice a week from mid-May to mid-June with the homeowners moving in shortly after that. Seven of the buyers are first-time homebuyers and four qualified for at least one grant to help with the townhouse purchase.”

Construction for the overall project is expected to be complete in late fall or early next year.

With Crime On Their Minds, Concerned Residents Again Press Wilkes-Barre City Council On Rash Of Violence

WILKES-BARRE, PA — The topic won’t fizzle out.

Another city council meeting saw yet another gauntlet of pleas from concerned citizens about Wilkes-Barre’s recent rash of violence.

Council members spent most of Thursday’s hour-long meeting assuring residents that police and city administration were doing everything within their power to squash a three-week-long crime wave that produced six shootings, two deaths and six other injuries.

Council Chairman Mike Merritt conceded things will get worse before they get better.

New Partnership Between Revs, York City Gives Employees Incentive To Live Downtown

In Eric Menzer’s 27 years of living in York City, he said there’s never been a better time to have a downtown business.

As the York Revolution’s president and general manager, Menzer said he and the 7-year-old baseball team aren’t going anywhere.

And he wants the same for his employees.

That’s why the team partnered with the city to offer its employees incentives for buying homes downtown.

Pittsburgh Mayor Peduto Touts His First 100 Days In Office

Pittsburgh Mayor Bill Peduto is looking to spur manufacturing, help poor residents open bank accounts and offer free Internet in the City-County Building, according to a report on his administration’s first 100 days.

Peduto reiterated many of the initiatives he has touted since taking office Jan. 6, but he also offered a glimpse of what he is planning among the 63 accomplishments and ideas listed in the 13-page report.

“While we have accomplished a lot in our first 100 days, we have a long way to go to realize our potential as a city poised for greatness,” Peduto said in a statement.

The mayor was in Ontario, Canada, on Monday and Tuesday attending an international bicycle summit.

Norristown Residents Ask Commissioners How To Revitalize The Area

NORRISTOWN, PA — Conversation at the commissioners “conversations” meeting at Norristown Municipal Hall largely focused on bringing Norristown back to its glory days.

Peggy Dellisant, a Norristown resident who used to own Main Changes Clothing, said the town needs foot traffic on Main Street to make a comeback.

“I just retired. I watched Main Street die a slow death,” she said.

Dellisant said that the abandoned prison on Airy Street is beautifully made, and turning it into something modern would help to bring the foot traffic into Norristown that the businesses need.

“The prison on Main and Airy is coming apart,” she said. “It really would be a shame to see that building just deteriorate. This town really needs a lot of help.”

Pottstown’s Mosaic Community Land Trust To Host “Open Garden”

MOSAIC Community Land Trust is holding an “Open Garden” on Saturday, September 22 from 12-2 pm.  All are invited into the Community Garden at 423 Chestnut Street in Pottstown to participate in a salsa-making workshop, learn how the garden works, and pick vegetables to take home.  Garden guests on September 22 will be able to take home vegetables and herbs from one of MOSAIC’s community plots.  There will also be salsa-making demonstrations and tastings, along with pesto made from basil grown in the garden.

MOSAIC is now seeking another site in Pottstown to add a garden next year.  Interested residents can get on a list for next year’s gardens.

MOSAIC Community Land Trust’s a mission to increase homeownership in Pottstown, develop community gardens, and support the arts.  Their office and gallery is at 10 S. “The idea of many people gardening their own plot within a larger space may have seemed unusual last spring when this was just a vacant lot,” said David Jackson, President of MOSAIC’s Board of Trustees.  “We want to welcome the community to see the garden in action.”

The Community Garden has plots being tended by Pottstown residents, including groups from Pottstown Middle School, the Olivet Boys and Girls Club, and the Maternity Care Coalition/Early Head Start.  Hundreds of pounds of squash, tomatoes, kale, basil and many other vegetables and herbs are being harvested.  Members weigh their produce and record it on a sheet; totals will be announced at the end of the season.

Garden guests on September 22 will be able to take home vegetables and herbs from one of MOSAIC’s community plots. Spanish American Civic Association Helping Redevelop And Stabilize Lancaster’s SE Quadrant Neighborhood

Lancaster’s Spanish American Civic Association (SACA) was formed in 1984 to focus on the purchase and rehabilitation of vacant and blighted homes in Lancaster’s southeast quadrant neighborhood.  This neighborhood is 63 percent rental properties.  Lancaster City is 33.2 percent Hispanic.

The SACA Development Corporation rehabilitates numerous vacant and blighted properties and returns them to the housing market every year.  The new or renovated housing units are affordably priced housing for low or moderate-income families. 

The SACA also provides many other services:  a senior center, meals, employment assistance, case management, HIV/AIDs./HepC counseling/testing, career development, training and adult education, youth programs, drug and alcohol education, student family liaison, behavioral health services, a drug and alcohol treatment facility, adolescent counseling and therapeutic services.

The SACA Development Corporation’s latest project is the near completion of 13 townhouses under their Homeownership Choice Program.  These homes are priced at $99,600.  Twenty-seven other homes were built or converted in two other phases prior to this third phase.  An East Petersburg, PA contractor won the bid so construction was done by a Lancaster County company. 

These are state of the art, energy-efficient homes with every conceivable convenience built in.  Because these homes are new construction in Lancaster City, the owners will benefit from a tax-abatement program and pay lower property taxes.  This third phase of transformation will reduce blight, reduce crime and stabilize the area with homeowners (stakeholders) versus tenants (transient residents).

The Homeownership Choice Program is available through the Pennsylvania Housing Finance Agency.  Money also came from the city, the county, the Federal Home Loan Bank in Pittsburgh, PA Department of Community and Economic Development and Neighborhood Assistance program for tax credits.  Lancaster based Fulton Bank was the construction lender. 

Redevelopment really does take a village!
