Lancaster City Seeks Proposals For Bulova Building, Adjacent City Property

Lancaster city is formally seeking proposals for the vacant Bulova building and adjacent city-owned property in hopes of connecting a stagnant part of downtown.

The city intends to use eminent domain to take the Bulova building at North Queen and East Orange streets. That means the city would pay fair market value for the property and the building’s lien holders would then be paid.

The city issued requests for proposals on Friday.

Randy Patterson, the city’s economic development and neighborhood revitalization director, said the property is in a critical location downtown.

Pittsburgh’s Downtown Tops Ranking Of Small To Midsized Cities

The Golden Triangle is America’s best downtown among small to midsized cities, according to a report released Monday by a Tennessee-based marketing company.

“Downtown has made tremendous strides in the last five years,” said John Valentine, executive director of the Pittsburgh Downtown Community Development Corp.

Livability.com, owned and operated by Journal Communications Inc., said Pittsburgh’s walkable Downtown features a growing population, numerous entertainment options and low vacancy rates.

Officials from Mayor Bill Peduto’s office and two Downtown advocacy groups said they have not worked with the marketing firm but were pleased to accept its recognition.

DuPont Co. Leaving Wilmington

DuPont Co. says it is consolidating its headquarters offices, located since the World War I era in a high-rise complex fronting the north side of Rodney Square in the heart of Wilmington, to the company’s suburban Chestnut Run Plaza complex west of the city, effective July 1.

NEW: The company plans to move between 800-1,000 workers from the DuPont Building out to Chestnut Run; another 800-1,000 will remain, for the time being, with DuPont’s Performance Chemicals business, spokesman Daniel A. Turner told me. DuPont is spinning off that unit as part of a new company, Chemours (they say it “KEM-oars”), which has not yet chosen a permanent headquarters. Company statement here.

Alco Proposing Two Office Towers, Parking Garage On North Shore

Three years ago, Alco Parking president Merrill Stabile was rebuffed when he offered the city’s Stadium Authority $10 million to buy land on North Shore Drive for a “signature office tower.”

Now Mr. Stabile is back — this time with plans for a new office development and parking garage on the land he owns behind PNC Park on the North Shore.

As conceived, the project would feature two, 11-story glass office towers erected on top of a new five-story, 1,227-space parking garage. In all, as much as 600,000 square feet of Class A office space would be built.

“We think it’s a game-changer,” said Kim Clackson, senior vice president of CBRE, which is marketing the “very dramatic” development that would rise above the ballpark and offer views of the Downtown skyline.

Gateway Center Owner Confirms Complex Is For Sale

The Downtown office complex that became the face of Pittsburgh’s first Renaissance 60 years ago is for sale.

California-based Hertz Investment Group confirmed on Tuesday that it intends to sell the four buildings and parking garage it owns in Gateway Center at the tip of the Golden Triangle.

The complex consists of four skyscrapers known as Buildings One, Two, Three and Four and the garage on Liberty Avenue near Building Four.

New Economic Study Points To Rapid Growth In Downtown Pittsburgh

When it comes to economic and residential growth, the Golden Triangle has had the golden touch in recent years, with almost $800 million in development under construction and about twice that much planned.

A study released on Thursday predicts that trend will continue with explosive development of apartments, hotels and retail and high-end office space in Pittsburgh’s Greater Downtown, including the Triangle, North Shore, South Shore, Uptown, the Bluff and near Strip District as far northeast as 31st Street.

“We’re only experiencing the beginning of Downtown’s transformation,” said Jeremy Waldrup, president and CEO of the Downtown Partnership.

The partnership produced the study, which looked at economic indicators in several key areas to evaluate Downtown’s vitality. It gave the results in a presentation at Union Trust Building — itself a symbol of Downtown’s revitalization.

Comcast Corp., which runs its growing media empire from Philadelphia’s tallest skyscraper, is considering building at least one new tower in Center City and is working with the prominent British architect Norman Foster, according to sources in the city’s real estate community.

Details about Comcast’s expansion plans are being kept under tight wraps, but the company appears to be focusing on constructing the first of several towers on a long, skinny, 1.5-acre site at 18th and Arch Streets, a block west of the Comcast Center. That building could eventually be part of a vertical campus including towers at 19th Street and Arch, and 18th and John F. Kennedy Boulevard.

All three sites are controlled by Liberty Property Trust, which completed Comcast’s sleek, 975-foot headquarters just six years ago.

Since then, Comcast has grown enormously.  With its acquisition of NBCUniversal and its move into new digital products, Comcast has filled virtually all 1.2 million square feet in its glass obelisk and needs more office space for its expanding workforce.
