NY Times: Millennials Driving Apartment Boom In Wilmington

Wilmington is becoming quite the hot spot for young professionals.

In Delaware’s largest city, about 30 miles south on I-95 from Philadelphia, the downtown is expanding with several hundred apartments on the way.

These new apartments, profiled in a New York Times article this week, are aimed at millennials who are “driving increased demand for city-center living, car-free commutes and transit oriented development in cities around the country,” the article states.

To build these residential units, developers are taking vacant or underused buildings and either demolishing or renovating them.

Held hostage for a year by hope that they might snag a casino license, two pieces of prime central Philadelphia real estate lost that gamble this week – but may yet cash in, as all eyes await Plan B for both locations in a hot downtown market.

Developers who had proposed casinos at Eighth and Market Streets and the former Inquirer Building at Broad and Callowhill Streets said they had no alternate plans after learning Tuesday that the city’s second gaming license would instead go to a site near the sports arenas in South Philadelphia.

But with new apartment and retail development deals being inked virtually every week in and around Center City without public subsidy, it should not be long before new plans are hatched for both, as long as property owners agree to quick action, officials and market watchers said.

One top city official said market conditions were so favorable to development that the Nutter administration would have little patience if movement were not swift at one of the locations, which has remained inert for two decades as repeated plans have fizzled: the open-air lot at Eighth and Market owned by Ken Goldenberg and other investors.

Attack On Gay Couple Prompts Outraged Citizens To Use Twitter To Try To Solve The Crime

The video Philadelphia police posted online represented a major break in a horrific case – capturing images of a group suspected in a vicious Center City attack on a gay couple.

The suspects in the video – a group of young men and women, laughing, smiling and dressed for a night out – had allegedly mocked two men walking near Rittenhouse Square before beating them badly, sending both to the hospital. One of the men was also robbed, police said.

Word spread, and within hours, people took to Twitter and the Internet, trawling through social media in an attempt to identify the men and women in the video and forwarding their findings to police.

As detectives in the case zeroed in on the suspects and fielded tips, the online effort to identify them became something of a crowdsourced investigation.

SEPTA Aims For Happier Riders, Unveils 5-Year Plan

With increased state funding and stable ridership, SEPTA officials are unveiling a five-year plan to attract more riders, repair crumbling infrastructure, and improve customer satisfaction.

Having emerged from last year’s doomsday scenarios into a hopeful era of what SEPTA planners call “innovation, integration and renewal,” the officials on Tuesday outlined a blueprint for the future that will be presented to the agency’s board for approval in July.

Meeting with transit users and supporters at SEPTA’s Center City headquarters, Byron Comati, director of strategic planning, said legislative approval late last year of a $2.3 billion boost in statewide transportation funding allows SEPTA to plan more boldly.

By 2018, the additional state funding will mean a boost of about $400 million annually for SEPTA to repair bridges, buy new vehicles and upgrade stations and equipment.

Allentown Mayor Announces Plans To Improve Poorest Neighborhoods

Allentown Mayor Ed Pawlowski announced an initiative today to make health and safety improvements in the city’s poorest neighborhoods.

The city has committed $2.5 million for such Center City improvements and has asked the business community to match or exceed that amount in donations.

Working with the Allentown School District, the city plans to focus on blight remediation, housing redevelopment, home ownership and streetscaping projects.

“I believe Allentown will become a beacon of hope and an economic model for redevelopment (that) can be replicated across the state and across the country,” Pawlowski said.

Woman Found Alive | 6 Dead | 14 Hurt Cleanup Underway

Though the rubble is being cleared, the collapse of two buildings in Center City that left five women and one man dead, in addition to the dramatic late night rescue of a survivor, will surely go down as one of the biggest tragedies in Philadelphia’s history.

City officials were still grappling with the events of yesterday early this morning.  They have yet to make an announcement as to what may have gone wrong at a demolition site that led to the destruction.

A search and rescue operation that was expected to continue today has apparently been suspended.  Early this morning, firefighters were standing by, not actively combing the site.  The ambulances that lined Market Street for much of yesterday are gone.

SEPTA Ridership Hits 22-Year High

For the fiscal year that ended June 30, SEPTA‘s buses, subways, trolleys, and trains had about 334 million passengers, up 4 percent from the previous year and the most since 345 million in fiscal 1989.

SEPTA officials credited service improvements, higher gasoline prices, Center City population growth, and a growing use of transit by young adults.

Lancaster And Harrisburg Promote The Arts And Their Revitalized Downtowns With Monthly Events!

This is an inspiring story about how Lancaster’s success with their First Fridays event has inspired Harrisburg to follow suit.  Imitation is the sincerest form of flattery!

Lancaster’s First Fridays event now involves 70 venues!  This free event brings thousands into downtown Lancaster!  This not only benefits the arts scene but all downtown businesses and restaurants.  First Fridays runs from 5 p.m. to 9 p.m. every month, without exception!  People come from as far away as Philadelphia and Baltimore!  Franklin and Marshall College is the presenting sponsor of this event.  As a side note, Franklin and Marshall has been instrumental in helping Lancaster with economic development!

While Lancaster has a larger population than Pottstown, it is also a very walkable city of only 7.40 square miles (land area).  A year-round monthly event in downtown Pottstown could yield similar results that would benefit our emerging arts community and our downtown stores and restaurants.  And maybe attract new ones.

Some folks in Harrisburg had watched the success of Lancaster’s First Fridays.  A year ago, three downtown business owners got together and started 3rd in the Burg.  This idea has grown into a monthly event with up to 15 venues participating already!  That is great for the first year! 

The next 3rd in the Burg takes place on January 21st and will feature art, music and food from downtown to midtown!  Nonna’s Delisioso! will feature a 3rd in the Burg dinner special.  Nonna’s co-owner, Grace Diaz was quoted as saying, 3rd in the Burg has “introduced people from here and neighboring towns and cities to the revitalization that has taken place in our developing arts community.”  Bingo!!  What better way to entice people to come take a “look-see” than with the arts, food and music.

Participating businesses are experiencing increased sales and foot traffic at their locations.  The event draws many people into downtown Harrisburg who would not ordinarily go there.  Having multiple participants increases the public’s enthusiasm, creates a positive “buzz” and creates a snowball effect.  The ball started out with three participants, now there are 15.  As the momentum builds and the crowds increase, other merchants will take part in making the ball bigger.  As shoppers stroll between participating merchants, they will pass other stores and restaurants along the way.  I can bet you they will stop in those places as well.

The other part of the snowball effect is the arts community.  As this event grows, it will inspire other artists to take part and possibly move to Harrisburg.  Thereby increasing Harrisburg’s arts community and growing 3rd in the Burg further.

The desired result of 3rd in the Burg is to make Harrisburg a “destination” for the arts, shopping and dining.  I give that two Roy’s Rants thumbs up!

Philadelphia’s Chinatown Cleans Up Blight – Neighborhood Expands North Past Vine Street Expressway

Philadelphia’s Chinatown is one of the largest in the United States and a must see for visitors to Philadelphia, residents of the city and suburbanites alike.  For that matter, anyone who loves Asian cuisine and culture should explore Philadelphia’s Chinatown.

In recent years Chinatown was threatened and some area was lost due to the construction of the Vine Street Expressway, the Gallery mall, Market Street East train station and the Convention Center.  It was also the proposed location for a prison and a new ball park for the Phillies.  45 years ago, the Philadelphia Chinatown Development Corporation was formed to keep Chinatown alive and well in Philadelphia.

Chinatown’s borders are Arch Street on the south, Vine Street on the north, 11th Street on the west and 8th Street on the east.  Recently Chinatown has expanded across Vine Street into what has become known as Chinatown North.

The area where 10th Street crosses the Vine Street Expressway had become a garbage dump and a sleeping area for the homeless.  10th Street is a vital link from Chinatown to Chinatown North.  The Philadelphia Chinatown Development Corporation, the PA Department of Conservation and Natural Resources and Hahnemann University Hospital cosponsored a new gateway area for Chinatown. The $300,000 project was recently completed and has transformed an undesirable area into a beautiful public space called 10th Street Plaza.

A seven ton foo dog, hand carved from granite in the Fujian Province, stands guard at each end of the newly formed plaza.  One is male, the other female.  An Asian-style pergola was constructed, which during the warmer months will provide shade from climbing vines.  Tables, benches and lighting were also added transforming the area into an outdoor gathering place.  An eight-foot-tall statue of Lin Zexu will also join the foo dogs in the plaza.

The area north of Vine Street was formerly a warehouse/industrial district but has now become a haven for businesses who want to be near Chinatown.  Restaurant suppliers, travel agencies and construction firms for starters.  This northerly migration has created much needed room for Chinatown to expand, thus making the 10th Street crossing a pivotal component for neighborhood revitalization and stabilization.  Many people who live and work in Chinatown must use the 10th Street overpass every day.

A formal dedication of 10th Street Plaza is scheduled for spring.

Mormon Temple To Be Built In Philadelphia

Mayor Nutter announced the construction of a new Mormon Temple at 1701 Vine Street in Philadelphia this afternoon.  The temple will be about a block north of the Cathedral of Saints Peter & Paul, on the other side of the Vine Street Expressway.  The site is currently a parking lot.  The temple will feature two 200-feet tall spires and be approximately 40,000 – 50,000 square feet.

The temple will be the church’s third high-rise temple and the first Mormon Temple in Pennsylvania.  There are about 48,000 Mormons in Pennsylvania. 

The church expects 400,000 annual visitors to the center-city temple which the city feels is significant.  City officials are pleased the new temple will be built in Philadelphia, and not a suburb.
