One MarketWay West Undergoing Major Revamp, Adding Eatery, Apartments

A largely underused building in the heart of York City will once again be a bustle of activity as its massive renovation project gets underway.

The massive One MarketWay West will be home to a restaurant, a flagship bank branch, apartments, an underground parking garage and more, said the father and daughter team who owns the building that was once Bear’s Department Store.

The owners and a redevelopment official say the amenities will not only attract people to the city for a bite to eat but also bring more residents to its downtown core.

“There will be people living here. There will be people coming back to the city,” said Patricia Will, a partner with One West, the company that owns the building.

Lancaster City Seeks Proposals For Bulova Building, Adjacent City Property

Lancaster city is formally seeking proposals for the vacant Bulova building and adjacent city-owned property in hopes of connecting a stagnant part of downtown.

The city intends to use eminent domain to take the Bulova building at North Queen and East Orange streets. That means the city would pay fair market value for the property and the building’s lien holders would then be paid.

The city issued requests for proposals on Friday.

Randy Patterson, the city’s economic development and neighborhood revitalization director, said the property is in a critical location downtown.

Easton To Get More Apartments After Two Projects Turn To Office Space, Mayor Says

As Downtown Easton began its resurgence in recent years, first came nighttime foot traffic from people going to restaurants.

After the Pomeroy’s Lofts opened in the 300 block of Northampton Street, that added to the evening surge on the city’s sidewalks and into the city’s bars.

The Crayola Experience on Centre Square has for years provided a daytime tourist presence, and new retail locations and the farmers market have put some feet on the streets during daylight.

When Pomeroy’s developer Mark Mulligan bought the Wolf Building on North Second Street for conversion to apartments after Northampton County moved its human services operation to Bethlehem Township, the daytime/nighttime equation seemed to slide further out of balance.

Apartment Tower With 164 Units Approved Near Drexel University

A new apartment tower is scheduled to rise at 32nd and Race streets near the campus of Drexel University after receiving approval from the Zoning Board of Adjustment on Wednesday.

The project includes 164 apartment units in a 192-foot tower, along with 12 three-story townhomes serving as a buffer between the tower and the lower-density Powelton Village neighborhood. It will have underground parking space to serve the apartment tower and a small surface lot serving the townhomes. The apartment tower will also include a child-care center that will be open to the public, serving around 150 children and employing 20 adults (presumably).

Plan Calls For 175 Luxury Apartments In Downtown Kennett Square

KENNETT SQUARE, PA – Borough officials are considering a plan that would bring 175 luxury apartments and a pub restaurant to the western section of town.

Called The Lofts, it will be located very close to Victory Brewing Co. on Cypress Street that will open sometime this month. Specifically it will be bordered by State Street to the north, Washington Street to the east, South Mill to the west, and Bernard Alley to the south.

Developer, StanAb Real Estate Development Co. of West Chester, purchased the entire 600 block of State Street recently, which had been the site of Kennett Motors and Kennett Transmissions.

“Except for Magnolia Place, there are few other choices (for rental housing),” said Tony Stancato, an executive with StanAb. “The lure of Kennett Square is that is has walkable amenities, and there are many businesses wanting to come to Kennett. Demand for rental has been increasing with those ages 20 to 34 holding off buying decisions for many reasons. Kennett Square is an underserved marking for rental housing.”

10-Story Bethlehem Building Better Suited For Apartments, Developer Says

When Borko Milosev bought a 10-story office building in Bethlehem in December, he had new plans in mind.

Instead of offices, Milosev thought the upper floors of the Santander building on the corner of Elizabeth Avenue and Center Street were better suited for apartments.

“You have an unobstructed views all around it,” he said. “The views are absolutely gorgeous.”

Milosev and a business partner have submitted plans to the Bethlehem Zoning Hearing Board to turn the building’s six upper floors into 48 apartments. The four lower floors would remain offices.

Pittsburgh’s Downtown Tops Ranking Of Small To Midsized Cities

The Golden Triangle is America’s best downtown among small to midsized cities, according to a report released Monday by a Tennessee-based marketing company.

“Downtown has made tremendous strides in the last five years,” said John Valentine, executive director of the Pittsburgh Downtown Community Development Corp.

Livability.com, owned and operated by Journal Communications Inc., said Pittsburgh’s walkable Downtown features a growing population, numerous entertainment options and low vacancy rates.

Officials from Mayor Bill Peduto’s office and two Downtown advocacy groups said they have not worked with the marketing firm but were pleased to accept its recognition.

Center City District: Housing Boom Continues

The housing boom rolling across central Philadelphia showed no signs of weakening last year, according to data released Tuesday, but a population exodus could be on the near horizon if little is done to fix the city’s schools and tax structure.

The news was mostly positive out of Center City District’s annual housing report, which found that 1,983 new apartments, condos, and houses between Girard and Tasker Avenues, and the Schuylkill and Delaware River hit the market in 2014, thanks to an influx of empty nesters and young professionals, said CCD chief executive Paul Levy.

That number was down 8.5 percent from the record-breaking 2,168 logged a year earlier. But Levy and his staff concluded that demand for the torrent of new construction of homes and apartments would be strong for at least several more years.

“Property is selling for more. It’s selling more quickly,” Levy said.

Lehigh Valley Apartments Are Still Booming With No Bust In Sight, Experts Say

When Mark Mulligan saw how fast his new apartments in Easton’s former Pomeroy’s building were leasing, he started snapping up more city properties for more rentals.

Now more developers are jumping on board. In one week alone this month, three new apartment projects were announced in the Easton area, including a plan for 240 apartments at an abandoned industrial site in Palmer Township.

City Center Lehigh Valley is building 370 apartments in Allentown, 570 apartments have been approved along Freemansburg Avenue in Bethlehem Township and the long-stalled Dixie Cup factory renovation in Wilson Borough appears to be finally starting with plans for 250 apartments.

There’s no denying that the Lehigh Valley is in the midst of an apartment boom. But will there be a bust?

NY Times: Millennials Driving Apartment Boom In Wilmington

Wilmington is becoming quite the hot spot for young professionals.

In Delaware’s largest city, about 30 miles south on I-95 from Philadelphia, the downtown is expanding with several hundred apartments on the way.

These new apartments, profiled in a New York Times article this week, are aimed at millennials who are “driving increased demand for city-center living, car-free commutes and transit oriented development in cities around the country,” the article states.

To build these residential units, developers are taking vacant or underused buildings and either demolishing or renovating them.

The 10 Best Cities For Millennial Renters – And The Five Worst

NEW YORK ( MainStreet) — Chew on this: in much of the country, it is cheaper to own than to rent. Read that again. A RealtyTrac survey of some 473 U.S. counties found that in 68% it is cheaper to buy than to rent. But there is a big exception. In many of the counties that are most attractive to Millennials, renting is significantly cheaper. That makes sense, because, so far, Millennials are shaping up as renters, and they are delaying home purchases.

Per RealtyTrac numbers, in the 25 counties with the biggest jump in Millennial population in the period 2007 to 2013, fair market rental rates for a three bedroom dwelling average 30% of household income. Buying in those markets requires 36% of household income. In some markets, the spreads are even greater. Renting in Hudson County, N.J. – directly across from Manhattan, in Hoboken, Jersey City, Weehawken, etc. – runs around 33% of median household income. Buying takes a much bigger bite, around 47% of income to purchase a median priced home. Hudson County, by the way, ranks sixth in RealtyTrac’s tally of the places with the biggest influx of Millennials. Millennial population there grew by 35.67% in the 2007 to 2013 period.

Where else exactly are Millennials flocking? And where are they fleeing? Note: it is not cheap just about anywhere. RealtyTrac analysis pegs the average fair market rent in the top 25 counties for Millennials at $1,459. That’s 19% above the national average. But some towns that draw Millennials are dramatically more affordable than many others.

Wilkes-Barre Among Nation’s ‘Cheapest’ College Towns, According To New Study

WILKES-BARRE, PA — Tuition, books and direct spending aside, Wilkes-Barre is among the 30 cheapest places to go to college nationwide, according to a new analysis. The big reason: Housing is dirt cheap — about 30 percent of the national average.

Wilkes-Barre was 26th in the list, which was topped — or bottomed, cost-wise — by Memphis Tennessee, where the overall cost of living is 26.7 percent less than the national average. Don’t bother asking for the college town with the highest cost of living; the website that devised the list is, after all, cheapestcolleges.org.

Wilkes-Barre’s overall cost of living was 79.8 percent of the national average, But a look at the numbers under that percentage show we aren’t all that cheap in most categories.

Of six categories used to judge the cost of living, Wilkes-Barre is higher than the national average in four — miscellaneous, transportation, utilities, and groceries — and just under the national average (97 percent) in health costs. But, boy, do we make up for it housing.

Developer Reveals Buncher Plans For 400 Strip District Apartments, Townhomes

The Buncher Co. and a Cleveland-based developer said Thursday they are moving ahead with plans to build 400 residential units along the edge of the Allegheny River in the Strip District.

Buncher, which is based in the Strip, ultimately plans to pump more than $400 million into residential and office development on the riverfront, including $100 million on the 400 units.

Residents Start To Move Into South Side Lofts Affordable Artists Complex In Bethlehem

Some residents have moved into a new affordable housing complex in South Side Bethlehem that includes the redevelopment of the former St. Stanislaus Church.

Residents have started to move into the South Side Lofts apartments at East Fifth and Atlantic streets while apartments next to the church on Hayes Street will be occupied starting next month, according to officials at Housing Development Corp. MidAtlantic, the apartments’ developer.

A ribbon-cutting ceremony for the 46 apartments was held Tuesday. Read more about the project here.

South Bethlehem Historic Board Approves 9-Story Building After Previously Panning It

After voicing strong opposition last month to a proposed 9-story building on West Fourth Street, the South Bethlehem Historic Conservation District voted 5-2 Monday to support the building’s design.

District board Chairwoman Beth Starbuck said she had been very troubled by the building’s height until she realized Hotel Bethlehem also was nine stories and doesn’t stick out badly on Main Street.

“I’m not happy with the scale of this, either, but I’m less freaked out about it — it just never occurred to me that the Hotel Bethlehem is that tall,” she said.

The board makes recommendations to Bethlehem City Council, and board Historic Officer Christine Ussler said there’s a fear if the board is often overruled by council “this developer and other developers will get the sense we don’t count.”

Changing Skyline: Subsidized Housing Deal May Benefit Developers More

You could probably fit every unit of affordable housing being built in Philadelphia today inside one of the fancy glass skyscrapers going up in University City, and still have a couple of floors left over. That’s not because the new towers are so immense, but because the city produces so little subsidized housing for the poor and working class.

It wasn’t always that way. From the 1950s through the Clinton years, the federal government financed thousands of units of affordable housing. Though the results weren’t always well-designed, the programs did at least ensure the poor had places to live. But in the last decade, federal money dried up and cities were left to their own devices. It’s no accident that wage stagnation has become a hot issue as low-cost housing has become harder to find.

So, as with many urban improvements these days, cities have begun to look to the private sector to pick up the slack. The strategy is called “inclusionary housing,” and it involves trading zoning bonuses for apartments.

Developers get to put up taller, denser towers. Cities get a bunch of units in the new buildings that can be rented at below-market rates. Low-wage workers get fabulous apartments with skyline views.

New Plans For South Bethlehem Apartments, Stores And Offices Submitted

A developer has submitted new plans for three buildings that will include stores, offices and apartments across from the former Bethlehem Steel Corp. site in Bethlehem.

Developer BethWorks Renovations has submitted plans for one five-story and two four-story buildings along East Third Street across from Northampton Community College.The company’s previous plans for the site called for one five-story and two three-story buildings, but its total of 111 apartments remains the same.

The company’s new plans are scheduled to go before the Bethlehem Planning Commission 4 p.m. Thursday.

BethWorks’ five-story building would be located at 422-430 E. Third St., which is on the corner of Fillmore Street. It’s proposed to have first-floor retail space and 96 apartments.

Allentown Developer Announces New Project, Possible Rooftop Restaurant

The developer already behind $500 million of development in downtown Allentown has something new up his sleeve.

J.B. Reilly announced plans Wednesday to renovate a blighted vacant building at Eighth and Linden streets, turning the ground level floor into 4,000-square-feet of retail space.

The upper floors of the three-story building will become either apartments or office space, and a rooftop restaurant could be established there as well, Reilly said.

“We think this is a really important project because it’s sort of the gateway into the residential neighborhood,” said Reilly, president of

City Center Lehigh Valley. “We think it’ll have a pretty big impact on the neighborhood outside the NIZ.”

The Atlantic City region is on the brink of a short-term economic disaster.

Atlantic City made history 36 years ago when it opened the first legal casinos in the United States outside Las Vegas.

Now it’s doing so again as casino employment – which for years exceeded the number of city residents – drops precipitously after a decade of steady decline.

The closing of three casinos, starting with Showboat and Revel this weekend followed by Trump Plaza two weeks later, and the rapid-fire loss of 5,700 jobs, draw historic comparisons to longer-term collapses of U.S. industries such as steel.

Bethlehem Developer Now Seeking 12-Story Building On South Side

A Bethlehem developer has submitted new plans for a 12-story South Side building wherehe’s already received approval to build a seven-story structure.

Dennis Benner is now seeking approval to build a 12-story building at West Fourth and Vine streets. He received approval for the other project in April.

Benner’s plans include demolishing a second building to allow for the new project, which would include a restaurant or retail space on the first floor plus 11 stories of apartments.

“It’s a substantial change in the project,” said Alicia Karner, Bethlehem’s community and economic development director. “It’s several stories higher and the footprint is far larger.”
